Building Your New Home

From initial design to the day you receive the keys, quality service, and attention to detail during every step of the home buying process are the keys to the Gemcraft Homes home building experience.

    Reserve your homesiteDeciding where to live is the first step towards building your dream home.

    Gemcraft's team of professionals will help you answer questions about available homesites and your living preference to find the homesite best suited to your needs. Some things to consider when choosing your home site:

    • Employment opportunities and commute times
    • Proximity to family and friends
    • Closeness to healthcare and hospitals

    FinancingWe have the financial partners to help you experience the pride of homeownership.

    Purchasing a new home is a large investment. You will work with our preferred lender who offers a variety of options to meet the individual needs of Gemcraft Homes clients. Our preferred lender specializes in partnering with our clients for home-building loans and will work with you to determine a monthly payment you are comfortable with.

    Design your homePersonalize your chosen floor plan to ensure that it reflects your personal style.

    Each floor plan has unique, optional extensions, additions, and upgrades to consider. Your Community Sales Manager will present all of the available features and options and will explain all of your design choices to make sure we build the home of your dreams. You will also choose your home's cabinets, countertops, lighting, and fixtures.

    Complete your purchase agreementTime to confirm your homesite, design selections, and options.

    We will review all of the terms and details of the purchase agreement for your new home for you to sign. After this point, your options cannot be changed or adjusted.

      Pre-construction meetingBefore construction begins you will meet with your project management team.

      At the pre-construction meeting you, your Community Sales Manager, and your Production Supervisor will review your home plans and options, as well as the construction schedule.

        ConstructionStarting construction on your new home is an exciting step.

        Throughout the construction process, your home will go through numerous inspections to ensure that your home is built to the highest quality standards. Your Community Sales Manager will be by your side every step of the way to answer any questions or address any concerns during the construction phase.

         Pre-Drywall Walkthrough - You will walk through your home and verify fixture locations and other plumbing and electrical options before drywall is installed.

          Home Orientation & SettlementWelcome to your dream home!

           Home Orientation Walkthrough - You will be guided on a room-by-room tour of your new home's features. You will also be able to note and document any and all items that need to be addressed before Settlement.

          At Settlement, you will approve the final paperwork and receive the keys to your new home. You will also receive information about your home's warranties.

            WarrantiesOur commitment to quality craftsmanship and value extends beyond the home building process.

            Through our relationship with Professional Warranty Services Corporation, we offer a comprehensive warranty on your new home. Our warranty program includes:

            • 1 Year wall-to-wall coverage
            • 2 Year electrical, plumbing, heating, cooling, and ventilation system coverage.
            • 10 Year major structural defect coverage.
